Emergency Lighting Testing: Is Your Building Ready for a Power Failure?

Emergency lighting is one of the most important safety systems within a commercial or industrial building, yet it is often overlooked until a power failure occurs or an inspection identifies a problem.

In factories, warehouses, schools, offices and other commercial premises, emergency lighting systems play a critical role in helping occupants safely navigate escape routes when normal lighting fails.

However, simply having emergency lights installed does not guarantee they will operate when required. Regular emergency lighting testing, inspection and maintenance are essential to ensure these systems remain reliable.

Why Emergency Lighting Testing Matters

During a power failure, particularly in large industrial or commercial environments, the sudden loss of normal lighting can create significant safety risks.

Emergency lighting is designed to provide illumination to escape routes, exits and other designated areas, allowing occupants to evacuate safely.

Over time, batteries can deteriorate, LED drivers and electronic components can fail, and changes to building layouts can affect the effectiveness of existing emergency lighting arrangements.

Without regular testing, these faults may remain unnoticed until the system is needed.

What Are the Requirements for Emergency Lighting Testing?

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must ensure that relevant fire safety equipment and facilities are subject to suitable maintenance.

British Standard BS 5266-1 provides guidance on emergency lighting systems, while BS EN 50172 covers emergency escape lighting system requirements, including inspection and testing.

A typical emergency lighting testing programme includes:

  • Monthly functional testing to check that emergency luminaires operate when the normal lighting supply is interrupted.
  • Annual full-duration testing to confirm that emergency lights can operate for their required rated duration, commonly three hours.
  • Inspection of emergency lighting fittings and illuminated exit signs.
  • Identification of failed batteries, lamps, drivers or complete fittings.
  • Recording test results and any identified defects.
  • Recommendations for remedial works where required.

Testing should be appropriate to the system installed and the requirements of the building.

The Challenge for Operational Buildings

For larger commercial and industrial premises, emergency lighting testing can involve hundreds of fittings distributed across production areas, warehouses, corridors, stairwells and external escape routes.

Full-duration testing can also present operational challenges, particularly where emergency lighting batteries require time to recharge following testing.

Careful planning is therefore important to ensure testing is completed safely and with minimal disruption to building occupants and ongoing operations.

Where appropriate, testing can be coordinated around normal working hours, planned maintenance periods and site-specific operational requirements.

Identifying Problems Before They Become Safety Risks

One of the main benefits of regular emergency lighting inspections is the opportunity to identify deterioration before it results in complete system failure.

Common issues include failed battery packs, damaged fittings, defective charging circuits and emergency lights that no longer achieve their required operating duration.

Where defects are identified, timely remedial works can help restore the system’s intended performance and maintain the safety of escape routes.

A Proactive Approach to Emergency Lighting Compliance

At QUEST Electrical, we provide emergency lighting testing, inspection, maintenance and remedial works for commercial and industrial premises across the UK.

From individual commercial buildings to large manufacturing facilities with extensive emergency lighting installations, our engineers carry out planned testing programmes designed around the requirements of each site.

With experience working in operational factories, warehouses, schools and commercial environments, QUEST understands the importance of maintaining electrical safety systems while minimising disruption.

Emergency lighting should never be something a business only thinks about when the power goes off. Regular testing helps ensure the system is ready when it matters most.

If your building is due for its annual emergency lighting test or routine inspection, contact QUEST Electrical to discuss your requirements.
